Sky High Success Using Roof Coatings for a Hotel Restoration

During a major hotel chain roof restoration project, a new coating system was applied without disrupting business and will provide protection for years to come. 

When a popular hotel in Los Angeles, California needed a roof replacement, the customer turned to APOC products for the new system. The existing roof was made of lightweight concrete on top of a steel deck with a built-up system consisting of slag rock embedded in coal tar pitch. Blistering and ridging of the built-up system had caused several leaks over time and the exposed coal tar was brittle and cracked from prolonged sun exposure. 

The hotel has 14 floors with little roof access. An APOC restoration system was the best solution for the job because there was no need for a crane or extra equipment for carrying materials to the top. Instead, the product could be pumped from the ground up, and the hotel was able to remain open throughout the project.  

Prior to the restoration, the air conditioning (A/C) curbs were raised for proper clearance from the roof deck and new sheet metal pans were installed on top of the A/C curbs. The existing slag rock was vacuumed off the roof and the existing roof was then power washed before applying the APOC flood coat. Several products were used for the restoration, including: 

  • APOC 501 Flashing Sealant 
  • APOC 502 Neoprene Sealant 
  • APOC 300 Non-Asphalt Emulsion 
  • APOC 252 White Elastomeric Coating 
  • APOC 483 Polyester Fabric 

The new roof is highly reflective, and thanks to the white elastomeric coating, the surface temperature of the roof was cooled by 60 degrees. This will help improve the energy efficiency of the hotel and lower heating and cooling costs. The new system is also highly protective and easy to clean, allowing for a long life with little required maintenance.
