Why liquid-applied roofing systems are gaining ground

Industry leaders say performance, sustainability and flexibility are pushing coatings into the roofing mainstream.

Liquid-applied systems are no longer the fringe of the roofing world — they’re fast becoming a top-tier solution. In this episode of CoatingsTalk, host Heidi J. Ellsworth speaks with Gaco product manager Ed Klonowski, focusing on the real-world considerations and competitive edge these systems offer contractors.

Ed, drawing from years of experience, outlines what separates maintenance coatings from fully reinforced liquid-applied membranes and spray polyurethane foam systems and why more contractors are paying attention.

“These are full code-approved systems,” Ed says of liquid-applied membranes. “They can be warranted by the manufacturer, but they do carry UL, FM, Miami-Dade and Texas Department of Insurance approvals for use as a roofing system.” Unlike traditional systems composed of seams and sheets, these membranes form a continuous monolithic surface on the roof, reducing failure points and increasing durability.

The conversation touches on insulation, slope correction and energy efficiency — but the standout advantage is the versatility. Ed notes that spray foam can even help buildings meet updated code without tearing off existing materials. “You can certainly apply additional spray foam and then coat over top of that,” he says. That not only saves cost but also supports sustainability by reducing landfill waste.

Contractors considering liquid-applied systems should also keep code compliance top of mind. As Ed clarifies, “If you do apply it over any existing roof system, it will count as a second roof on that building.” That detail can have major implications depending on the building’s history and future plans.

One of the more eye-opening points came during a discussion on market readiness. Ed reveals, “It’s already 20% market share of roofing systems… and continues to gain traction.” With product innovations and better access to training through programs like Roof Coatings Manufacturers Association (RCMA) and Gaco’s national support network, the barrier to entry is lower than ever.
