The power of a proactive attention to detail

CCS Influencer Joe Sorrentino says that a preventive maintenance plan is the key to long-term performance. 

The fluid applied roofing market has continued to show market growth and acceptance due to many benefits, including budget maximization, logistical constraint challenges (high rise, minimal access, facility shutdown) and long-term sustainability. The challenge and confusion is the distinction between sustainable, long-term fluid applied roofing systems and the use of protective roof coatings to extend a shorter-term extension of the useful service life. For the contracting firms that educate building owners and the design community of these differences, there is a great opportunity for all stakeholders involved. 

There is a distinct difference between fluid applied roofing systems and protective roof coating systems. The advancement of technologies to produce (such as a new silicone plant in Ohio) products and the understanding of how to interact with technologies (water-based acrylic reinforced base coats and silicone top coats) has allowed many designers/consultants, contractors and manufacturers to provide long-term sustainable solutions for building owner/manager roof asset management programs. In addition to these two technologies, there are many other options and alternative technologies to support climatic and facility “personality” traits (high foot traffic, numerous penetrations, solar panel systems). Decorative coatings, roof top artwork, logos and pavement/sports facilities are also included in the acceptance and use. 

Acceptance by the design community and the environmental and cost-effective solutions will continue to support this segment of the construction industry. Equipment, and tools for the proper evaluation of existing roofs, has been and will continue to be a “best practice” for the low slope commercial roofing market segment. Tools to increase productivity and ensure proper coverage rates will also enhance and improve the useful service life. Regardless of these improvements, a proactive preventive maintenance plan is the key to long-term performance. “Doing it right the first time” and paying attention to detail with a proactive maintenance plan during the service life is the key to a successful roof asset management program.
